Purchasing a Home is an incredibly exciting time in your life.  For most of us, it is one of the happiest times in our lives. However, if we don’t pick the right lawyer, purchasing our dream homes can turn into a nightmare.

We Don’t Cut Corners

There are many law firms that offer reduced prices for their real estate services.  The way many of these firms operate is to cut corners and cut services needed to protect you.  They will give your file as little attention as possible and will hope or assume that nothing will go wrong.

That is not how we operate.  We give every file the attention it needs to make sure you are protected.  This way you can be rest assured that your lawyer is protecting you, even if the other side isn’t.  This has given our clients the advantage on some occasions, but what is most important is that they are all well protected.

How We Protect You:

Before you pay hundreds of thousands of dollars, we make sure that everything related to your new home is in order.  We do this by providing services like:

  1. Title Searches– We search Ontario’s central land title system to make sure that there are no issues that will prevent you from getting the home you want.  Ontario has complex laws related to title, and some transactions have been cancelled even after the money was paid, due to these title issues.  We make sure that does not happen to you.
  2. Zoning, Fire and Building Department Searches– We conduct multiple searches to make sure that there are no outstanding work orders or deficiency notices that the sellers neglected to tell you before the sale.  We then help you negotiate to have these issues resolved before closing.  
  3. Execution Searches – We also search the sellers for any judgments against them that may affect your title.  If you purchase the home without checking for this issue, you may be left having to pay those judgments on behalf of the sellers.  We make sure that doesn’t happen to you.  
  4. Title Insurance – We help you get title insurance to make sure that any undiscovered issues with your title can be covered by insurance.  
  5. Mortgage Registration – We can help you organize your mortgage to make sure that you have the funds to purchase your home.  We can help you navigate and register bridge loans to help you purchase your home, even if your home has not sold yet.  
  6. Negotiate Over Defects – On closing day or even earlier, you may discover defects that you did not see in your initial walkthroughs.  We help you negotiate with the sellers to make sure that you are compensated for having to repair any defects that you discovered prior to closing.
  7. Organize Insurance and Utilities– We help you organize your insurance coverage and utility services to make sure you are protected.  
  8. Much More – We don’t want to bore you with the other work we do behind the scenes to make sure you are well protected when you purchase your home.
